Switching brokerages or your license going inactive does not automatically cancel your recurring Firelight fee — that's on you to do, since our billing and the state's licensing system aren't linked. Your fee stays good for 365 days from the day it's paid, and if you leave and come back within that window, there's no reactivation cost. Outside a short window after activation or renewal, fees aren't refundable except as outlined in our refund policy.

Onboarding Documents

Complete the Independent Contractor Agreement and Policies & Procedures Manual below — both are e-signed through Jotform, no account or special software needed. Don't send your W9 ahead of time; we'll request it when it's needed, and once you do, the name on it must exactly match the name on your real estate license (an LLC or corporation is fine, only if that's how your license reads).

Referrals + Firelight's W9 & Broker License

Fill out and e-sign the referral below. Once we sign it too, we'll email it back to you to forward to Agent and/or Broker B — Agent B's signature is optional, but Broker B's is what binds the referral. Once Broker B signs, send it back so we can file it and track payment. If Broker B asks for our W9 or broker license to process payment, download them below and pass them along; that's on each agent to handle when requested. Only getting 20–30% on your referrals elsewhere? Firelight generally pays a 40% minimum fee on referrals sent back to us — contact us for maximum referral fee options.

Placing an Offer on a Property

Agents are expected to prepare and complete their own purchase offers and transaction documents. Firelight reviews every offer to confirm terms, disclosures, and provisions meet brokerage policy and industry standard — protecting you and your client on every transaction. Your commission split on this is 90/10.
Not experienced enough to manage a transaction solo? Our Mentorship Program guides you through the whole thing — contract drafting, addendums, negotiations, closing — while the client relationship and transaction stay entirely yours. The Mentorship split is 75/25, decided case-by-case, and applies whether you're representing a client or yourself. It doesn't apply to referral transactions, where the split stays 90/10.

Listing a Property — Including Your Own or Immediate Family's

Listing for a client: we suggest a 3.00% listing fee; anything under 2.00% needs advance approval from Firelight. Listing your own property (or an immediate family member's): self-list on MyStateMLS for their fee plus $345 to Firelight (only if it closes), with basic guidance and E&O coverage included — or go full-service for 1.00% total commission and no fees, with Firelight fully representing and handling paperwork/offers/compliance (not available in all FL counties, so check with us). FSBO needs no fee or permission, but Firelight has no involvement.

Got a Commission Coming?

For transactions closing within 10 days, let us know the details — that's separate from the commission forms included with an offer. Referrals aren't paid at closing unless the referral form specifically says so (uncommon); direct client representation often is, as long as the title company agrees. If you're not being paid at closing — meaning a third-party broker pays Firelight, and we pay you — you'll need the W9 and Payment Preference forms sent by our accounting provider, Melio Payments. Already submitted one? No need to resubmit.

Logo Files & Advertising Rules

We don't provide templates — business cards, signage, and ad design are on your own discretion and expense. FREC treats these (and social/print) as advertisements, with rules of our own on top: your last name as it appears on your license, plus your license number, must be on every ad; a nickname must be in quotes; the brokerage logo must appear; no photo, name, or logo of yours may be larger than the brokerage's; license #CQ1071151 and the Equal Housing Opportunity logo must both appear; no misleading claims, pricing promises, or unrelated business mentions. A tagline is fine — have fun with it.
